Gas Safety Certificate - Your Rights
Landlords must provide an annual gas safety certificate. What to do if they don't.
Your landlord must have all gas appliances checked every 12 months by a Gas Safe registered engineer and give you a copy of the certificate.
What Must Be Checked
- Boiler
- Gas fire
- Gas hob/cooker
- Any other gas appliances provided by the landlord
- Flues and ventilation
- Pipework
Your Rights
- You must receive a copy of the gas safety certificate within 28 days of the check
- For new tenants, you must get it before you move in
- The certificate should show what was checked and any defects found
- You can ask for a copy at any time
No gas safety certificate means your landlord cannot serve a valid Section 21 notice. If you haven't received one, ask for it in writing.
If There's No Certificate
If your landlord refuses to provide a gas safety certificate or won't arrange annual checks, report them to the Health and Safety Executive (HSE) and your local council.
